Buying a home?
Find the skeletons in the closet.

Every property comes with a folder of thirty documents. That's where the things that cost tens of thousands are written down. Upload them and you'll know what they say in minutes.

How it works

Three steps. You never have to open a single document yourself.

  1. 1

    Collect the documents

Every property comes with a file of dozens of documents. Take everything you've received about the property. No sorting needed.

  2. 2

    Upload them all at once

Drag the whole folder onto the screen. Thirty PDFs is normal. You don't need to open them, rename them or read them.

  3. 3

Go to the viewing well prepared

Within a few minutes you know what the papers say and what doesn't add up. You walk in with concrete, targeted questions instead of a general impression.

What you get back

No score, no traffic light. One readable document covering what the papers say, what contradicts what, and what to ask. Below are four real findings from an analysis of an Amsterdam apartment — 28 documents.

  • Contradiction

One document states 89 m², the national buildings register 113 m². That's a 24 m² gap. Check which measurement is correct and which one the asking price is based on.

  • Costs coming

Major lift works are planned four years out. The maintenance reserve currently covers roughly half of it.

  • Unclear status

One document calls the building a national monument, another does not. That difference affects both your renovation freedom and your eligibility for grants.

  • Recent incident

A sewage leak is mentioned in passing. The papers don't show whether the repair was ever completed.

None of these are visible during a viewing.

Lisa and Ruud

Why I built woningcheck.ai

In 2026 Lisa and I were looking for an apartment in Amsterdam. Without anyone guiding us, because we're stubborn: we wanted to understand for ourselves what we were buying.

Every property came with a file. Sometimes thirty, sometimes forty documents, hundreds of megabytes of documents. No human gets through that in the few days you have. Yet that is exactly where the things that cost tens of thousands are written down. We found foundation problems. Square metres added to a home without a permit. Leaks between apartments and in the rear facade, mentioned somewhere in passing.

It was all there. You just had to be able to find it. So I built an AI tool that reads the whole file and pulls out what matters.

Because a buyer and a seller should be able to reach a fair deal together, with the same information on the table and no noise on the line. I'm now sharing that tool with everyone who buys a home. And this is only the beginning: I want to make the whole process transparent, from A to Z.

Buying and selling can be transparent. Period!

Frequently asked questions

Is this a physical inspection?
No. We read documents, not walls. An on-site inspector climbs on the roof and inspects the foundations — we can't do that and we don't claim to. What we do is take all the documents about the property, lay them side by side and pull out the gaps and contradictions. The two complement each other: our analysis tells you what to look out for during an inspection.
Is this legal advice?
No. We read what the papers say and list the questions to ask. If you're unsure about rights, obligations or a chain clause, have a notary look at it.
How long does it take?
A few minutes for an average set of twenty to thirty documents. We let you know as soon as the analysis is ready.
What happens to my documents?
We read them, keep the relevant information as text, and then delete the original PDFs from our servers. Everything is stored in the EU (Frankfurt) and is accessible only to you.
Can I use this for a property I've already viewed?
Yes. It's just most useful before the viewing, because then you walk in with specific questions instead of walking out with a general impression.
Does it work for every type of property?
Yes, but it pays off most with apartments. Papers about the whole building and its maintenance come on top, and that's where most surprises hide. Precisely the documents nobody reads all the way through.
I already have someone advising me on the purchase. Do I still need this?
A good adviser reads the papers too. The difference is speed and completeness: they're doing it alongside ten other clients, we read every single annex in minutes. Plenty of people use it as a second pair of eyes, or to have a sharper conversation with their adviser.
I've already made an offer. Is it still useful?
Yes. As a private buyer in the Netherlands you get three days of statutory cooling-off after contract signing, no reason required. That is exactly when you want to know what the papers say — and it's short, so you don't have a week to plough through two hundred pages yourself.

For people who'd rather do their own homework.

Purchase guidance easily costs thousands. This check costs five. Upload the documents, read the analysis, ask the right questions.
